Warehouse readiness check

Sixteen questions that decide whether a building can actually run, and which of them a landlord will quietly leave to you. Answer honestly and take the gap list into the negotiation. Five of the sixteen are show-stoppers — if any of those is a no, the score stops mattering.

The building you are looking at

Structure

Clear height is at least 6 m under the beam

Floor is level, dust-free and rated for loaded MHE

Roof and walls show no leakage or seepage marks

Access

A loaded truck can enter, turn and leave without reversing on the road

Approach road stays usable in monsoon and is wide enough for the truck type

There is a dock, ramp or level loading arrangement

Power

Sanctioned power load matches the equipment and lighting plan

Generator or backup covers at least the critical load

Fire & safety

Fire Service and Civil Defence licence is valid and matches the use

Extinguishers, hydrant or sprinkler coverage suits the commodity

At least two marked, unobstructed exits with emergency lighting

Compliance

Trade licence is in place for this address and activity

Establishment is registered with DIFE where workers are employed

Environmental clearance obtained where the category requires it

Operations

Racking is certified or an engineered layout exists

Security, CCTV, pest control and stock-count discipline are defined

Read this before you rely on it Licensing scope in Bangladesh depends on activity, stored commodity, worker count and location, and it changes. This is a screening checklist drawn from operating experience — not legal or regulatory advice, and not a substitute for confirmation with the relevant authority or your own adviser.

What to close before signing

We will tell you which gaps are cheap to close and which ones should end the conversation.

This is the list we walk in with. GLOBATS takes the lease itself, which means these gaps become our problem rather than yours — fit-out, firefighting, licensing and handover are coordinated before you move stock in. If a building scores badly but the location is right, that is usually still workable. If access or power is the problem, it usually is not.
